This "Chatham Jewel" was sent our way by a tipster who mentioned that, according to their March 8 copy of the Wall Street Journal, the "Price Upon Request" listing is actually asking $25M. That would make this Cape Cod's most expensive single-family listing! After reading the impressive brokerbabble, we don't doubt that mindblowing pricetag.
While it might be tempting to read the following aloud in both your best Boston Brahmin and Pahk the cah in hahvahd yahd dialects -like we did- feel free to skip that part if you're in a cubicle farm. It begins:
Positioned on the elevated Chatham shoreline, this shingle-clad home presides over the Atlantic Ocean, Monomoy Islands, and Nantucket Sound, and stands as a testament to tranquility. On approach, a grand circular drive gives the ultimate preview to the sculptural design and unique circular elements conceived by Nicholaeff Architecture.
Got that? This place both presides and stands as a testament. Recognize Nicholaeff Architecture? They designed another one of the Cape's priciest listings, a $13.9M Osterville estate that's been on and off the market since 2008 (!!!). Boasting an expansive 10,974 square feet, the interior of the home is introduced with an enchanting foyer, which leads to the many living areas of the home, including a great room, chef's kitchen, banquet-sized dining room, and formal living room. Located on the lower level are two of six bedrooms, as well as an intimate 11-seat cinema and a opulent wine cave fitted with 409 redwood bottle slots, cabinet and cold storage, and ornate trompe l'oeil painted ceilings. Normally, "lower level" guest rooms are a downgrade, but since these digs are next to the home theatre and the wine cave (ready for a rendition of "409 bottles of Wine") they seem rather lovely. Onwards:The entire home has been given the luxury treatment, surrounding guests with a feeling of pure elegance with custom fittings and attention to detail in all facets of the home, from the flooring to the doorknobs. A wraparound stairway provides the captivating center to the home, whisking guests to a second lavish floor—also accessed by elevator—containing the private spaces of the home, including three more bedrooms, each with an en suite bathroom for a total of six full and four half bathrooms throughout. An office lined with bird's eye and tiger maple is a feature of the floor, as is the master suite with spa-like bathroom and his and her walk-in closets. One might think the use of "his and her walk-in closets" would have gone the way of the Dodo by now (replaced with a less presumptuous "dual"), but not so much. Anyway, the elevator seems quite handy for guests who might balk at the whisking + wraparound stairway proposition. But wait, there's more! Entrancing views are captured throughout the home, and residents may take in the bucolic landscape from any point within or surrounding the estate. The entire home is kept safe with a Crestron smart home system which ensures security, electronic gate, lighting, audio, video, drapery, and even driveway heat and pool and spa functions are controlled with the touch of a button. An exterior circular carriage house sits proudly at the front of the home and contains the sixth bedroom, while exterior areas simply breathtaking with multiple decks and dining terraces overlooking manicured grounds and the glorious pool pavilion—with stone pergola and fireplace—infinity pool, and ocean. Beyond the estate, the town of Chatham is a charming seaside village situated 90 miles from Boston and featuring summer concerts, boutique shopping, and first-class dining. So, does this sound like the most expensive listing on Cape Cod, to the tune of $25M, or not?
